Whether you are thinking of moving in the near future or you simply want to improve your home, a Real Estate Agent in Denver will always tell you to invest in home improvements that retain a large proportion of their value. Some homeowners fall into the mistake of thinking that every home improvement retains all of its value, but this couldn’t be further from the truth. Many improvements lose as much as 50 percent of their value as soon as they are installed, which then further decreases over time. Knowing which home improvements give you “the most bang for your buck” is an art, and something that any reputable Denver realtor will be able to advise you on when preparing to put your home up for sale. Keep reading to find out which projects you should seriously consider investing in this year.

What’s Hot and What’s Not in Home Improvement for 2014

Every year Remodeling Magazine releases a “Cost vs. Value” report that takes a look at dozens of different home improvements that are routinely carried out at properties all over the country, showing how much these projects cost on average and representing the amount of value that is retained once the project is completed in the form of a percentage. During this article we are going to take a look at the improvements that scored the highest on this year’s report.

#1 – Installing a Steel Entry Door

Steel Entry DoorReplacing the front door is a fairly well known Denver realty trick and something that is often recommended before a home is put up for sale. This is due to the front door’s prominent position and its ability to heavily influence the first impressions visitors develop as they approach your home. Front doors can have a significant impact upon the aesthetics of the exterior of your property and need to be capable of protecting your home from unwanted intruders, which maybe explains why steel entry doors retain an amazing 96.6 percent of their value!

#2 – Custom Deck Additions

“Outdoor living” is a trend that has experienced immense growth in recent years and a deck addition is one of the smartest ways you can spend your money at the moment. It’s a feature that many prospective buyers look out for when house hunting and provides an average return of 87 percent. One of the main reasons custom deck additions are so popular is because it’s an affordable way of adding extra living space to your property; much cheaper than a home addition, an attic renovation or a basement renovation.

#3 – Adding an Attic Bedroom

Denver Attic BedroomIn many properties across Colorado and the rest of the country, the attic is considered “dead space.” In other words, it just sits there unused when you could be using it for something more productive. If your family has grown since you first moved into your home and you are now really struggling for living space, an attic bedroom can be a cost effective way to solve your problem and boost your home’s worth at the same time, retaining a value equivalent to 84 percent of the initial investment. Alternatively, you might just want the luxury of having a spare bedroom for when family and friends come to visit.

#4 – Replacing Your Garage Door

The reasons behind replacing your garage door are actually very similar to those outlined in the first home improvement we discussed – front doors! Garages are usually located at the front of the house and as a result the garage door is something that passersby and guests will have a clear view of; the last thing you want them to see is an old, beat-up looking door! Garage doors are also responsible for protecting the contents of your garage, and with many homeowners keeping a whole stash of valuable goodies in the garage, a good garage door is vital! If you do decide it’s time for a change, you will be looking at an 84 percent return.

#5 – Minor Kitchen Renovations

Kitchen EfficienciesYour kitchen doesn’t have to be completely stripped and replaced with a new customized design to have a positive impact upon both your life and your property’s value. Replacing the cabinetry is one home improvement project that can have a big impact in a number of ways, especially if you opt for custom built cabinets that are made from high quality materials. Custom cabinets are tailor-made to your storage requirements and can free up extra space in your kitchen. The key when making changes to your kitchen is to think about improving efficiency, not size. Minor kitchen remodels score an impressive 82 percent on Remodeling Magazine’s report.

The best home improvement projects enhance the functionality and appearance of your home, while still retaining a large percentage of the dollar value that you invested in them.
